We underwrite every project as an asset we expect to own for decades, not a product to sell at completion. That is a different standard of build, and it is the one a lender or a partner is actually buying into.

We manage what we build

We run our own buildings, so we know which decisions cost money later and which only cost money now. The spend goes where it protects income and value, and it comes out of the places that only photograph well.

Purpose‑built rental performs

New purpose‑built stock leases up faster, sits vacant less and costs less to maintain than the converted housing it competes with. Over a long hold those three things compound, and they are most of what separates a building that performs from one that simply stands.

How we underwrite and deliver

Feasibility

Zoning, servicing capacity and what the municipality will support, tested against a build cost and a hold model before anything is committed.

Approvals

Drawings, permits and the process with the town. We carry it ourselves and we are known to the people on the other side of it.

Construction

Long‑standing local trades, engaged and run directly by us, working to a standard set by the fact that we are the ones who inherit it.

Lease and hold

Tenanted and managed in house, refinanced onto long-term debt, and reported on for as long as the asset is held.

Southern Georgian Bay needs units. We build where we live.

Partnership and capital

We are open to the right partners.

Most of what we do is funded from our own balance sheet. On larger sites, and where a property warrants more capital than one balance sheet should carry, we work alongside others. We are selective, we prefer people we can meet in person, and we would rather talk early than late.

Joint ventures

Shared ownership of a project from acquisition through to hold. Suited to partners bringing land, capital or both who want exposure to the finished asset rather than a sale price.

Private capital

Project-level arrangements secured against real property, on defined terms and a defined horizon. Structured case by case with our counsel and yours.

Landowners

If you hold a property with unused capacity and no appetite to develop it yourself, there are structures between selling outright and doing it alone. We will tell you plainly whether yours carries a project.

Principals

Two brothers, one mission.

Urban is run by two brothers. They founded a carpentry company with their father six years ago, built it into a working construction business, and moved into development on their own account in 2024: a duplex with a garden suite first, then the four‑unit building at Poplar Sideroad, with a third project permitted on Erie Street. Both are signatories on every project, and both keep their own money in every deal.
